A J Morrisroe are currently in contract with British Land and have commenced the construction of the substructure works to the North East Quadrant Development which forms part of the Regents Place masterplan. The Regents Place development is situated North of the Euston Road and bounded by Hampstead Road to the East, Drummond Street to the North and Osnaburgh Street to the West. The North East Quadrant is the last phase of the overall development. The other sections are complete and the buildings are occupied.
A J Morrisroe are employed directly by British Land and are acting as Principal Contractor for the Substructure phase of these works.
The development consists of two parts, the section of the side adjacent to Triton Square is a commercial development, consisting of new lower basement level, an extension to the existing loading lower basement which services both Euston Tower and Triton Square, an upper basement, and a ground floor podium slab. There are three cores within this structure and these are being constructed floor by floor up to the podium level.
The residential substructure section of the site consists of a new lower basement level and upper basement and ground floor slab. From ground floor level the superstructures develop in to three reinforced concrete buildings. Cores up to ground floor are being constructed as in the commercial part of the development.
The Substructure works are essentially the construction of the Basement Box to ground floor level. These works include: Foundation and perimeter wall piling; all below ground drainage; lightning protection; foundations; ground bearing slabs, steel sheet piling and propping to form the lower basement, retaining walls, single sided basement lining walls; suspended slabs and structural cores up to and including ground level.
A J Morrisroe have been responsible for all the activities required of the Principal Contractor. Welfare facilities have been established for the extensive workforce and five tower cranes procured and erected.
