A J Morrisroe are currently in contract with British Land and have commenced the construction of the substructure works to the North East Quadrant Development which forms part of the Regents Place masterplan. British Land have appointed Lend Lease as Construction Managers for the delivery of the scheme once the concrete substructures are complete
Above Ground Level the North East Quadrant essentially contains four buildings. To the west of Grid Line 10 is a commercial building which will look like three linked glass towers of 16 storeys 11 storeys and 9 storeys. The buildings are clad floor to ceiling with glass. To the East of grid line 10 are three buildings which are linked together at Level 1. To the East of Grid Line 10 are three buildings, The Market Tower is a 26 storey Residential Building. Along the Hampstead Road is a 9 storey building providing affordable residential accommodation and this building is linked to the 6 storey Brock Street Building which is a Commercial Building.
The Commercial building is to be constructed with a reinforced concrete core in each tower surrounded by a structural steel frame with composite concrete and metal deck floors. The cores are to be slipformed during a normal day shift with embedment plates and cast ins to allow subsequent construction of the steel frame and cladding.
The Residential Buildings and the Brock Street Office Block are to be constructed as reinforced concrete frames.
The Market Tower is a 26 storey frame with a reinforced concrete core and full height reinforced concrete Vierendeel walls on the East and West elevations. The majority of the vertical elements in the Market tower will be slipformed including the core, Vierendeel wall and some of the columns. There are reinforced concrete blade columns on each floor and the floor slabs are 225mm thick reinforced concrete which are being constructed on a six day cycle. Lend Lease have requested a special full height screen to be developed to cover 6 levels to allow following trades fitting windows, balcony balustrades and cladding to work safely behind the screen.
The Affordable Block and the Brock Street Office Block are similar with reinforced concrete cores and blade columns supporting concrete slabs.
