Considered to be a landmark development for property developer St George Central London, Chelsea Creek has become one of London’s premium waterside locations.
Appointed in June 2013 and acting as principal contractor, Morrisroe was commissioned to undertake the work relating to Block A and B’s substructure. Due to the success of the project, Morrisroe was subsequently commissioned to undertake works on adjacent blocks, as well as the A and B superstructure. The undertaking of this additional work was completed during summer 2015.
Once completed, the development was comprised of new, high quality homes, along with commercial spaces, publicly accessibly waterside parks and communal areas, making full use of the 7.5 acre brownfield site and its waterfront location. The scheme also includes proposals to restore and refurbish an existing lock, which presents a unique opportunity to connect the development to the Thames. This will be achieved by creating a series of new canals, which will run through the waterfront neighbourhood.
As a result of its former purpose as a gas works, the site was heavily contaminated, and had undergone previous extensive remediation by the local authority in the 2000’s. However, in order to prepare the site for residential use, the substructure package incorporated further remediation.
Substantial bulk excavation was necessary for the two-level waterproof basement, and provision was also made for secant and bearing piles. The substructure works also accommodates a new, large canal basin constructed from reinforced concrete, which links to the Thames and adjacent Chelsea Basin.
