Story

250 City Road is a distinctive new landmark for Islington. Located opposite the City Road Basin (part of the Regent’s Canal), the development has been designed to protect against the noise and pollution of the city as well and northerly winds.

 

When completed the development will provide high density, low energy residential community living complete with shops, cafes and restaurants, all arranged around a green park at the centre of the development.

 

We were appointed on phase 2 and 3 of the development. Our scope of works included demolition, enabling, basement excavation, propping and piling works, the construction of a ground bearing slab, and the construction of superstructure concrete frames for blocks 2-7, including a 37-storey hybrid tower designed by Foster + Partners.

 

Also included in our scope was the installation of steel roof structures.

Logistics

There were some challenging logistics owing to the site’s location which was adjacent to a TfL Red route and located above a busy London underground station with several lines converging at at Old Street. Particular care was therefore required to protect LUL assets during the demolition of the existing basement which involved the removal the existing ground floor slab, columns and basement slab, and subsequent excavation and piling for a double level basement.

Piling Works

We appointed sister business GSS Piling to deliver some tricky piling works for the LUL shaft and tunnel. GSS under took the pile design (in full coordination with the client and their structural engineers) as well as the construction of a 110m perimeter cantilever secant piled wall for the double level basement and the installation of 270 bearing piles to support the superstructure.

Hybrid tower construction

The 37-storey tower was constructed using a jump form system and a mixture of in situ RC (blade) walls, precast columns (fabricated in-house). Reinforced concrete slabs were constructed to level 8. From level9-37 slabs were post-tensioned (designed in-house by Kingscote Design).
